Yes, completely free. The site assessment covers your property's ADU eligibility, what type and size of ADU makes sense for your lot, a realistic cost range, any HOA or zoning issues we identify, and a rough project timeline. There is no fee to receive this assessment and no obligation to use us for the project. We provide it because informed homeowners make better decisions — and most people who get an honest assessment from us choose to work with us.
Phone calls during business hours (Monday–Friday 9 AM–5 PM, Saturday 9 AM–1 PM Pacific) are answered directly or returned within 30 minutes. Contact form submissions and emails are reviewed personally and receive a same-business-day response. After-hours submissions receive a response the following morning. We do not route inquiries to a call center — you are reaching our team directly.
No. Most clients contact us before having any plans — that's normal and exactly where we like to start. We handle design, architectural drawings, structural engineering, permit filing, construction, and Certificate of Occupancy. If you already have plans from an architect, we are happy to review them and provide a construction estimate. We can also assess existing plans for permit-readiness issues before you file.
Almost certainly not true. Under California Civil Code §4751 (as amended by AB 670 in 2019 and AB 3182 in 2021), any HOA provision that effectively prohibits or unreasonably restricts ADU construction on a single-family lot is void and unenforceable as a matter of state law. Your HOA may require architectural review with objective design standards — but they cannot vote to block a compliant ADU application, cite outdated CC&R provisions that predate state law, or impose standards so onerous they function as a practical ban. The license is in good standing, bonded, and insured. Always verify your contractor's license before signing any contract — with us or anyone else. This is one of the most important steps homeowners skip in the hiring process.
We work with clients using a range of financing methods: cash, home equity loans (HELOCs), ADU-specific construction loans, cash-out refinances, and ADU-specialized lender programs. We have relationships with lenders who understand the ADU project type and can move faster than traditional construction loan processes. If financing is a consideration for your project, mention it in your inquiry and we will address it during the initial assessment. We can refer you to financing partners as part of your project planning.
